Association Dues

Association dues are used for utilities, party center costs, pool expenses, and maintenance of common areas of the development. Dues for 2025 remained at $295. Payment is due March 15 of each year. After March 15, the dues amount will increase 10% per month. After April 15, a lien notice will be sent to any unpaid household. On May 1st, a lien will be placed on the property. Please contact a Board member if you have any concerns about paying your dues. Annual dues may be paid via check, cash or Zelle (instructions below). Please include completed invoice and proxy forms with your payment. If paying via Zelle, you must still mail in both forms.

Zelle is a digital payment service built into most major bank apps that lets you send money directly from your bank account to another person’s bank account using just their email or phone number. In this case, it’s like writing a check to the HOA but much faster—your dues go straight into the HOA’s account, usually within minutes, with no extra fees.

Zelle is only used for Annual Master HOA dues, not monthly condo dues.

1. Open your bank app
Look for “Zelle®,” “Send money,” or “Transfer with Zelle.”
2. Enroll (first time only)
Verify your U.S. mobile number or email and pick the checking account you’ll pay from.
3. Add the recipient
Tap Add Recipient and enter the HOA’s Zelle email, mesagrandeboard@gmail.com. Confirm the displayed name looks right.
4. Enter payment details 
•  Amount: enter your dues (e.g., $295).
•  Memo/Note: add “HOA dues – [Your Name], [Your Address]” so they can credit you quickly.
•  Date: send now or schedule before the due date.
5. Review & Send
Double-check the recipient info and amount, then confirm.
